  • With the Flexible Cancellation Policy Why Should I take Out Trip Insurance?

    There are many benefits and advantages to purchasing trip insurance. Trip insurance covers you during your stay should an emergency arise. As with any insurance policy there are terms and conditions that apply.   • What is Your Flexible Cancellation Policy?

    Rental costs, as well as other protected non rental fees will be refunded as follows under our cancelation guidelines: Reservations canceled 35 days before check-in will receive a refund less 5% of the total cost of the reservation or $100 whichever is greater Reservations canceled 34-14 days before check-in will receive a refund less 25% of the total cost of the reservation or $500 whichever is greater Reservations canceled less than 14 days prior to check-in will NOT receive a refund or credit given for any reason Excluded items from the refund include, third party booking fees and travel insurance. Refund Payments for cancelled bookings made before check in date will be released back to the cancelling guest within 5 days of cancellation. Cancellations made less than 14 days prior to the day of check-in will not be eligible for refund or credit of any kind. Guests may cancel their reservation by notifying SeaBreeze Vacation in writing that they wish to cancel. If your reservation is not cancelled 14 days prior to arrival there are no refunds or credits given for any reason. Once you are checked-in there are no refunds for any reason including early departures, delayed arrivals, Acts of God including but not limited to hurricanes and tropical storms, reduction in the number of nights reserved or mandatory evacuation of the area where the property is located or red Tide. In addition to our flexible cancellation policy trip cancellation insurance is highly recommended, and Guest agrees that trip cancellation insurance was offered at the time of reservation through our insurance partner, Redsky Travel Insurance. Vacation Rental Insurance reimburses for pre-paid, non-refundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation investment and force you to incur unplanned expenses. Such us an interruption to your stay, medical emergency, etc We strongly recommend you purchase this valuable protection. If not purchased, you acknowledge you have read and understand our cancellation policy and choose not to purchase Vacation Rental Insurance on behalf of all occupants. Separate terms and conditions apply. Excluded Reservations: Reservation made 14 days or less from the check-in date. Reservations made using a credit from a previously cancelled reservation will not be covered. The maximum trip cost reimbursement is $20,000 USD. Bookings with a trip cost more than $20,000 USD or a length of more than 60 days do not qualify for the Flexible Cancellation policy.
    Cancellation Policy for Reservations with trip cost over $20,000 or a length of more than 60 days: Bookings with trip cost over $20,000 or a length of more than 60 days will need to purchase optional travel protection for coverage benefits. Reservations of more than 60 days and a cost of over $20,000 must be paid in full no later than 60 days prior to check-in. If full payment is not received 60 days prior to check-in your reservation will be cancelled and no refund will be given. Refunds will not be given for any reason once final payment is made. Reservations cancelled prior to 60 days before check-in will be refunded less a 5% cancellation fee. Excluded items from the refund include, third party booking fees and travel insurance

  • When are my payments due?

    Upon booking we require a 25% down payment. With the remaining balance due 30 days prior to arrival.

  • Do you send emails after I make my reservation?

    Yes, upon booking a reservation you will receive a conformation email of your booking, our guest agreement (which must be signed and returned within 48hrs) and then follow-up / reminder emails along the way leading up to your vacation.

  • Where do I pick up my keys? What if my house is keyless entry?

    Most all of our properties have a keyless entry system, so there is no need to pick-up keys. However, a few of our condos do require a key to access the main building and this keys will need to be picked up at our office. You will receive an email if this is required.

  • Do you supply Beach Chairs and Beach Towels etc.?

    Yes, all properties have a beach cart, beach chairs and umbrella for use during your stay. We also provide beach / pool towels.

  • Do I need a car?

    A car is strictly a matter of preference, but not needed. There is a free island trolley that runs the entire length of the island and makes stops wherever you need to go. SeaBreeze Vacation also rents golf carts that you can use for transportation during your stay.

  • If I Cancel How much Do I Get Back?

    If you cancel before 35 days prior to check-in you will receive a full refund minus $100 or 5% Cancellation Fee, whichever is greater.

    If you can between 34 -14 days prior to check-in you will receive a full refund minus $500 or 25% Cancellation Fee, whichever is greater.

    If you cancel less than 14 days prior to check-in there are no refunds for any reason.

  • Do I Need Trip Insurance with the Flexible Cancellation Policy?

    Trip insurance protects you during your stay should an emergency arise. However, you do not need it for our flexible cancelation policy.

  • Are Bikes included with our rental?

    You will need to refer to the property listing. Some properties come with bikes, others do not. However, there are several places you can rent bikes during your stay.

  • What is the closest Airport?

    The Sarasota / Bradenton Airport is 33 miles from the island. Tampa International Airport is 53 miles from the island. St Pete / Clearwater Airport is 44 miles from the island.

  • COVID 19 Restrictions on Anna Maria Island

    The cities have requirements to follow the CDC guidelines to practice social distancing, and face masks must be worn in public establishments.

  • Is there a supermarket on the island?

    Yes, there is a Publix centrally located on the island. There is also a CVS and Walgreens as well.

  • Do all SeaBreeze properties have High Speed Internet?

    Yes, all of our properties have high speed Internet and WiFi throughout.

  • Do you allow cats at pet friendly properties?

    Unfortunately, we do not allow cats at any of our pet friendly properties.

  • Are the pools and spas heated?

    Yes, all of our pools are heated to 82 degrees and spas are heated to 95 degrees.

  • How late can we check in?

    We understand that check-in times will vary due travel time. With our keyless entry you can check-in anytime upon your arrival, as long as it's after the check-in time of 4pm.

  • Do you provided bed linens and towels?

    Yes, all of our properties participate in our professional linen program. Each home has sheets, towels and pool towels provided.

  • What is the difference between Anna Maria, Holmes Beach and Bradenton Beach?

    Anna Maria Island consist of 3 separate cities; Bradenton Beach, Holmes Beach and Anna Maria. There are really no difference between the cities. You will have access to all the cities and beaches during your stay.

  • Is there an out door BBQ / Grill and is Gas provided?

    Please check the property listing. But, yes, most all properties come equipped with a gas grill. We also maintain / refill the propane should it run out during your stay. Condos generally do not allow grills, however, some have community grills and they require charcoal that the guest will need to provide. Please refer to the property listing.

  • Will basic kitchen consumables be provided?

    No, unfortunately, we do not provide any kitchen consumables. You will be responsible for any spices, salt / pepper, etc.

  • What Toiletries and paper products are provided?

    We provide every home with the following:

    4 Rolls of Toilet Paper per bathroom
    2 Rolls of Paper Towels
    1 Dish Soap
    1 Package of Dishwasher Pods
    1 Kitchen Sponge
    2 Disposable Dish Cloths
    1 Box Trash Bags
